Portable Appliance Testing (PAT) is a recognised way for landlords and letting agencies to comply with regulations to ensure the safety and maintenance of their electrical equipment. This is achieved through a series of visual inspections and checks using specialist PAT testing equipment.

Legionella Assessment
As a person in control of the premises, you are responsible for health and safety and need to take the right precautions to reduce the risks of exposure to legionella. If a tenant were to contract Legionnaires’ disease from the water system in their home, the landlord may be liable to prosecution under HSWA.
Energy Performance Certificate (EPC)
An Energy Performance Certificate (EPC) provides information on how energy efficient a property is. Properties are rated on a scale from A to G, with A being the most efficient. Information is also provided on measures which could be made to improve the energy efficiency and an indication of the cost for each improvement.
