Inventory Report/Schedule of Condition

Our Inventory/Schedule of Condition reports will provide extensive details of the condition, cleanliness and contents of the property at the start of the tenancy. This is an essential document that provides protection for both the tenant and the landlord should a dispute arise. Our reports are produced using professional software and include everything you need from meter readings to time stamped digital photographs!

Inventory Check-Out Report

This report is produced at the end of the tenancy to compare the condition and cleanliness of the property with that at the start of the tenancy. It is a highly detailed report recording any changes to the property, including any damages and cleanliness and acts as a legally binding document in the case of any disputes. We do not require tenants to be present but if requested they can be.
(Financial decisions relating to deductions will never be made by Bain Property Services. Only the Letting Agency/Landlord will have the full history of the property and be able to correctly determine things like depreciation and fair wear and tear.)

Interim Inspection Report/Interim Visit

The main objective of an interim inspection is to ensure that the tenants are in compliance with the tenancy agreement and to spot any maintenance issues. This allows the landlord to address any minor problems, before they become major issues. It is recommended that these inspections are carried out every 3 months. We use professional software to carry out our inspections and they will be sent over in PDF format within 24 hours.

 

All private landlords and letting agents taking tenancy deposits in Scotland are required to safeguard them with a Government approved tenancy deposit protection scheme. In order to avoid disputes at the end of a tenancy it is essential to have a clear and concise inventory.

An inventory protects all parties involved (Landlords, management companies and tenants). It encourages tenants to look after the property and when signed by both parties provides a legally binding document which will effectively support any claim to an arbiter by clearly demonstrating that the deductions made from the deposit are just and fair and that the damages can be proven.
