What is PAT testing?

Portable Appliance testing (PAT) is a recognised way for landlords and letting agencies to comply with regulations to ensure the safety and maintenance of their electrical equipment. This is achieved through a series of visual inspections and checks using specialist PAT testing equipment.

A highly recognised and very efficient way of ensuring that your electrical appliances are safe is to have a PAT test carried out on them. This is a very useful and highly recommended method for landlords and letting agencies to ensure that they are meeting their legal obligations to maintain their electrical equipment in their premises/rented properties.

Your responsibilities!

As a landlord you have the legal responsibility as a duty holder to maintain your electrical appliances and comply with the various health and safety regulations. Failure to comply with regulations have been known to result in large fines and even imprisonment in some cases.

Also, PAT testing is very important regarding insurance policies. In the event of an accident or fire you may find yourself uninsured and liable for serious risk if the piece of equipment responsible was not maintained through a PAT test.
